Series 5 Women in Property with Anna Clare Harper

Today, Helen and I are joined on the show by Anna Clare Harper from Anglo Residential. When I originally caught up with Anna with a view to recording this episode in the Women in Property series; I got a sense of the big vision that she has. For example, when I said I wanted to open up the debate about gender bias, Anna was already moving on towards the wider inequality agenda. It’s been amazing to see her progress and development over the past few years or so, as we have trodden a somewhat parallel path with a podcast and common network connection at least.

So, at the grand old age of 30, let’s hear how Anna plans to impact 1 million people through property right now then…

Hello, and welcome to another episode of The Property Voice podcast. My name is Richard Brown and as always, it’s a pleasure to have you join me on the show again today.

Today, Helen and I are joined on the show by Anna Clare Harper from Anglo Residential. When I originally caught up with Anna with a view to recording this episode in the Women in Property series; I got a sense of the big vision that she has. For example, when I said I wanted to open up the debate about gender bias, Anna was already moving on towards the wider inequality agenda. It’s been amazing to see her progress and development over the past few years or so, as we have trodden a somewhat parallel path with a podcast connection at least.

Background

Anna is COO and Co-Founder of Anglo Residential. She’s a real estate investment strategist, investor, entrepreneur and host of The Return Property & Investment Podcast.

It’s not all about money >£70k-£80k income does not bring additional happiness.

The goal and purpose are different.

RICS accredited degree from Cambridge University, worked in the City as a strategist. £13m of investment across 80 flats and houses.

Building a £100m portfolio and make available to as many people as possible.

Reduce inequalities of opportunity…reach 1m people through property…a place to live and investments!

The Hussle

Stated investing in Croydon. Pretty dangerous back then! Time was limited; Anna cycled around on her bike every Saturday to find deals and then found people to back her financially. Break-ins, drug dealers, an eviction case This was an adventure and she learnt a whole lot. Then started sourcing deals for other investors. Typically partners in a big 4 firm, run a business, they have no reason to want to go to Croydon but did like the returns.

Earnt enough to be able to leave her job in the City and go full-time in property. The transition was quite hard, as she gave up a lot to get involved in property, so she really had to back herself in doing that.

Highs and lows

All centred around people…the highest highs and the lowest lows. Some of the most respected CEOs consider themselves head of HR as people issues are their biggest concerns.

Barriers and obstacles

Time…not enough so set up and keeping busy heading towards our goals. Trying to reclaim her time as on an upswing in her career and yet not prepared to give up her health. Health, happiness, hobbies

Greatest successes…and mishaps

Graduating from Cambridge, proud of getting a job at Deloitte and then leaving it, without any seed funding! Having an impact to empower other people, such as sharing information around property as a relatively young woman. In an age where so many young women are low on self-worth, being able to stand up tall and help other people stand tall as well was great. Amazing relationships with friends and family.

Failures…tend to be quite positive in outlook. One thing was getting the balance wrong and this affected her health. Placing other people above herself, which lead to some serious health issues. Septicaemia has a 1 in 3 chance or mortality. You always need to balance your health needs.

Values and principles

Empowerment, progress and positivity. Don’t really think of as failures, but more as learning opportunities. Proactivity, authenticity, kindness, honesty.

State of the UK property market

See all the big changes in the market as a source of opportunity; looking at the trends and seeing the opportunity. For example, professionalisation, using it to your advantage, scaling it up and then generating passive investments for other people.

Affordability – a massive impact on the market going forward.

Technology – opening up opportunities and information.

Anna is a strategy and economic geek after all 😉

Advice…three things

  • Clear deal strategy and criteria that matches that in line with your goals. Test this and only this for a time…stay in your own lane.
  • Strong operational management, including finding and managing deals.
  • Quality transactions – buying and selling at the right times, with the right teams and with the right processes.
