Hello, and welcome to another episode of The Property Voice podcast. My name is Richard Brown and as always, it’s a pleasure to have you join me on the show again today.

I have been living out of a suitcase for several weeks now already, which was highlighted to me my a US-based property manager who started chuckling when he asked what time it was were I was. He then said, I have spoken to you about 3-4 times over the past couple of weeks and you have been in Brazil, a couple of US cities and now the UK. So, I guess you could say that my agenda and body clock is a little out of kilter right now.

As a result, I am literally recording today’s podcast episode on the morning before my producer usually gets into work, which is cutting fine, even by my standards!

Today, I wanted to share a little bit about my day out on site yesterday with some members of my community just to give you something of a fly on the wall insight into how that went.

Visits

Day 1 - Stoke on Trent

Coronation Court – Commercial Conversion

Liverpool Road – Retail to HMO Conversion

Newton Street – HMO Conversion

Farm Building – Conversion & Development Potential

Day 2 – Ripley, Derbyshire & Wisbech, Cambridgeshire

Thomson Drive, Ripley – Residential plus garage conversion to serviced accommodation property

St Pauls Close, Wisbech – Residential extend, refurb & flip project

Key points

Role of a developer – visualise something beautiful when looking at something pretty ugly! But also commercialise it as well.

Dealing with issues that arise on site: asbestos, groundwork issues, such as the discovery of a bottle kiln on site, challenges in getting utilities installed on development sites and being quoted £30k for the privilege, looking for ways to improve the value of a project, such as additional units being added in and of course discovering that not all projects go 100% to plan, which is why all projects have a contingency line in them…such as the 9-bed HMO that had to become a 7-bed when planning refused our application.

The value of a great project manager.

Learning how to run such days from my point of view.

So, if you like the idea of joining me on a day that looks a little like that then drop me a line. However, I don’t offer ‘investor days’ in the same way that some people do in the industry, but I do like to invite people from what you might call my inner circle to join me.

These are people that I mentor or are part of the TPV Apprentice programme or invest with me either as private funders, Earn & Learn or JV investment partners. I prefer to work with just a small group of people at any one time that I can get to know well and so I do not look to monetise such days when I run them.
