Continuing to experiment with using video and audio in the podcast, so that you have more choice. This week, I wanted to share with the concepts of the Bluebird deal and the Black Swan event and how we should look for them and crucially how we should react when they come along.
A Bluebird is a rare sight but it's something special when it comes along. In property, it is the kind of deal that we all hope to get...the deepest of deep discount, the one where you do get to recycle all of your cash or where the return on investment produces #Div/0! error in your spreadsheet as it's staggeringly good. Then we have the black swan, which is very rare always comes around at some point! The Global Financial Crisis, a property bubble or that nasty, unforeseen event that messes your deal up completely.
